We hire therapy rooms to counsellors, psychotherapists, and wellbeing professionals across two locations in Clapham Junction, SW11, on a block booking model designed for consistent, sustainable private practice.

How it works

Most therapy room hire is pay-as-you-go. Ours isn't - and that's the point.

You commit to at least one block per week: a fixed morning, afternoon, evening, or weekend slot. In return, you get a room that's reliably yours, a rate that works out well under £13 per hour, and the kind of consistency that helps clients settle and practices grow.

Once you hold a block, you can also book additional ad hoc hours at £15/hour for busier weeks.

Lavender Hill

Four rooms, big windows, natural light, and a coffee bar. A calm, spacious hub with full availability across all blocks. Four minutes from Clapham Junction on foot.

Battersea Rise

Two boutique rooms with hardwood floors and a cosier, more settled feel. Established in 2020. Evening, weekend, and limited afternoon blocks available.

Many of our therapists came to a networking event before taking on a room. It's a low-pressure way to see the spaces, meet other practitioners, and get a feel for whether Smart Therapy is right for you.

Common Questions

Q: Do I have to commit to a long contract? A: No long contracts. You commit to a minimum of one block per month, and we ask for one month’s notice if you want to end your booking. That's it.

Q: Can I book additional sessions on top of my block? A: Yes. Once you hold at least one block, you can book ad hoc sessions at £15/hour around your regular slot.

Q: What happens when I go on holiday? A: The block is yours whether you use it or not until you end your contract. This is what keeps your slot secure and your clients' consistency protected.

Q: Is there parking nearby? A: There is paid street parking on and around Lavender Hill and Battersea Rise, and there is 2 hours free parking in the Asda on Lavender Hill (ideal for clients). However, both locations are very well connected via Clapham Junction.
